Optimis Consulting undertakes intensive land investigation searches, from desk top identification through to negotiation with landowners. Flexibility is the key; the client gives a clear brief on the area of search, the product type required and a timetable for delivery. Optimis will then provide a selection of possible opportunities.

Land Introduction

There are many sites that Optimis Consulting have either identified off market or under selective market circulation. We are able to introduce these sites to a client, in the knowledge that our introduction will be effective and that we will actively participate in the process of helping to acquire the site, should this be required.

This service can be as involved as the client wants it to be, we can introduce and hand over the site for negotiation or we can undertake to negotiate on behalf of a client.

Development Appraisals

Property is unique and every site has its problems as well as potential. Optimis Consulting has the knowledge and experience to undertake site appraisals which are designed to identify development constraints and offer solutions. We will consider what technical, planning, environmental and physical constraints exist as well as providing a view on the market and financial potential of a site.

In essence we propose a strategy to take the site forward which is tailored to the needs of the client.

Financial Appraisals

Assessing the potential value of land requires not only an understanding of what development schemes can be delivered, but by analysing the financial consequences of various development alternatives, the most viable land use can be ascertained. Optimis Consulting has vast experience of undertaking financial analysis of sites providing a valuation and cash flow, using the specific financial parameters set by the developers. We have our own in house appraisal system or can run appraisal more commonly known to the client.

Creating financially efficient schemes that meet market expectations and are deliverable in planning terms is critical to the success of property companies. We provide this service on a site by site basis or as part of an asset management project.
